INTRODUCTION This document outlines specific project management services recommended for the following three phases of any development.1. A new project that hasn't started yet2. An ongoing project but only the design has been completed3. An ongoing project that is already in the construction phase Since the services of points 2. and 3. mainly constitute a subset of point 1, we will identify all the services normally recommended for a complete project and list those applicable to points 2 and 3. We note that for most projects the management services provided would be tailored to the actual development and needs of the developer. Since this proposal is not related to any specific project, we will identify as a guideline the general range of services normally recommended.1. PROJECT MANAGEMENT SERVICES - NEW PROJECT For a new development, CMR Project Management provides the complete project management service that will provide overall management and guidance from project conception through to completion of the defect liability period. In taking on this role, much of the burden of managing and coordinating all parts of the project will be removed. With our meeting and reporting system, the Client will be fully informed and positioned to make the most important development decisions. CMR Project Management provides experienced construction professionals who act in the Client's best interests at all times. For a new project, our project management services are divided into two overlapping phases. The first of these is the project initiation phase and the second is the project implementation phase. These two phases are described in the middle of the document ......or adapt the contract strategy - 1.1.5 If necessary, propose a more complete project cost management system - 1.2.3 Prepare and/or review the contract document if required - 1.2.5 Time, cost, quality and functional management of the project - 1.2.6 Administration and reporting - 1.2.7 Post-contractual services GENERAL FEES SCALE As discussed, the range of fees for the services indicated within this proposal it is extremely difficult to evaluate since each project requires a team of managers to be adapted to a structure that best suits that project. As a very rough guide, we again present the following fee range, highlighting however that for specific projects the fee may be significantly different: For project values below RM20M 3.0-5.0% For project values below RM500M 2, 5-3.5% For design values above RM500M 2.0-2.5%
